Sealcoating

Maintaining asphalt is essential to keep driveways and parking lots looking and functioning their best. Damage often starts with graying and light raveling, where fine hairline cracks may be present but hard to see. As raveling progresses, the asphalt weakens, causing these cracks to widen and deepen. This deterioration compromises the asphalt's water resistance. Water infiltration erodes the sub-base, weakening the foundation and making the pavement more susceptible to vehicle traffic, which exacerbates cracking and leads to alligator cracking.

Alligator cracking, which resembles an alligator’s hide, will worsen if not addressed. As more water seeps in and vehicle pressure continues, the sub-base deteriorates further. Eventually, severe failure signs appear, such as mud surfacing through cracks, leading to potholes and larger ruts.
